Gross yield = monthly rent × 12 ÷ purchase price × 100. Required monthly rent = purchase price × target yield ÷ 12. Operating yield deducts the selected share of rent for costs and voids, before finance and tax. Local price rankings do not establish local yields without matched rental evidence.
